Society flat transfer after death in India: NRI heir checklist
A society flat is not only a municipal mutation problem — the cooperative or apartment association has its own share certificate, nomination, and transfer checklist. NRI heirs often land in India with a death certificate and no idea who the secretary is. Map society contacts and share papers while parents are well. This guide covers the usual operational friction; confirm every form with that society’s bye-laws.
Society transfer vs municipal mutation
Society transfer updates membership / share records so the flat can be occupied, sold, or billed in a living person’s name under society rules. Municipal / revenue mutation updates property tax records. Families often need both eventually — starting with the society desk is common when maintenance and parking stickers matter day-to-day.
- Share certificate / allotment letter location.
- Society nomination form if one was filed.
- Maintenance account name and auto-pay bank.
- Secretary / manager phone and email.
- Whether the building is a coop society, RWA, or builder association — processes differ.
Peacetime capture
- Photograph share certificate and latest maintenance receipt.

Expect death certificate, claimant IDs, indemnity / NOC formats, and sometimes legal heir or succession papers — especially if there is no clear society nomination or if heirs disagree. Get the written checklist; do not rely on a neighbour’s memory of “how it worked for them.”
